English Tradesmen - We have an English builder and joiner based in Slovakia to assist you with all of your renovation needs. We have found it to be very beneficial for our English customers to have an English builder on hand to help work through a project. As there is no language barrier, we have found that the work required moves much more swiftly and the customer has peace of mind that details and technical information has not got lost in translation. One of the biggest challenges you will find when renovating a property in Slovakia is trying to find tradesmen with a good handle on the language.
Project Management – As developers ourselves in Slovakia we can also assist you with project management. It can be very difficult to manage a development or renovation in a different country. This can be made much easier if you have an English developer on the ground that can deal with these day to day issues for you. Whether it be costing, scheduling, dealing with the different trades or locating materials, we can deal with all of these issues for you at a local level on your behalf. We organise a weekly project update for all of our UK clients including technical details and photographs of the work that was completed that week.
Architects & Planning – Planning in Slovakia is often dealt with at a very local level and usually requires meetings with local mayors and officials as well as trips to the town hall. We can deal with these issues on your behalf and assist you through the whole planning procedure from architect’s drawings to structural engineering reports through to liasing with officials to secure planning permission on your project. The level of your renovation will determine the type of application you will need to secure permissions. A basic refurbishment with new windows, flooring or a roof covering will only require a written notice to be submitted to the local planning office or mayor. Any structural work changing the size or shape of a roof or an extension will require a full application including plans drawn by an architect and a report from a structural engineer. We have our own architect here in Slovakia and can take care of any planning requirements you may need as part of our service. if you are unsure on the type of application you may need to submit then contact us for details.
Building & Tradesmen – As with any project in any country it is essential to have good tradesmen on board to complete your project quickly efficiently and on budget. We will organise any work that needs to be carried out through our in-house staff and will manage any outside tradesmen, making sure they do the job to the standard required and that you are not over-charged for their services. The majority of the work we carry out is on property renovations in Slovakia is via our own English tradesmen. The eleviates any language issues and ensures both our clients and our builders are each moving in the same direction.
Costs - Building companies in Slovakia will cost a job or renovation differently to builders you may be used to in the UK. Here in Slovakia, building companies charge per square metre on a particular job. If you require some plastering to be done they will have a set charge for preparing the wall, a charge for applying PVA, 1st coat, finish coat and so on. These costs escalate depending on the extent of work you require and the quality of finish etc. A guide for Slovak building companies for a renovation or loft conversion will be around 15,000-25,000sk per square metre. This cost would include all work along with all electrical work, finished floors etc. The costs vary on the location of the property, costs in Bratislava would be considerably more than in a rural location.
On all of the jobs we have completed, our costs have been considerably lower than local building companies due to the fact we have our own in-house staff and do not rely on outside contractors. Scheduling - An important point to bear in mind when planning your renovation and one that is often overlooked is the scheduling. Winter months in Slovakia are usually harsh and more so in the regions with higher altitude. The weather will have an effect on the planned works as certain jobs cannot be undertaken during these winter months. Any work requiring the setting of concrete, mortars or plasters need to be carried out in an environment of around 5 degrees Celcius, minimum. Any works requiring the fitting of new roofs and weather proofing should not really be carried out after the end of September as once the weather does turn bad, jobs like this become impossible to complete due to the bad weather. Depending on the level of planning required, permissions can take from 2 weeks through to months and months depending on the complexity of a job. As we are usually very busy, our building and renovation services are usually booked months in advance. These are all points that need to be considered before undertaking your renovation project in Slovakia and are things you should bear in mind and plan for.
